Company Description
Playa Verde’s mission is to operate a successful community based eco-destination resort.
Plays Verde has contacted Jose Antonio Quesada a successful ecological developer. The company Arqueco International Ltda has been doing projects since 1970 and has successfully created many large scale development projects. We recognize that the environment includes not just the geographic surroundings, but also the people that live there.
Our main building will hold the crux of our commercial enterprises.
Reception area and Coordinating - Center for all activities. Here will be the hotel and commerce building, the dining areas for all, kitchens, educational rooms, an adequate open convention center, multiple use rooms, gymnasiums, health bars, swimming pools, whirlpool baths, massage therapies, the Holistic Health Center, sports and tennis courts, boutique store, entertainment, and any other necessary businesses. Throughout the Resorts grounds will be casitas scattered amongst medicinal plant gardens, walking paths, and flower and vegetable gardens. Relaxing outdoor cabanas and public spaces will be a great place to hang out in the rain. Beach geared businesses will be located outdoors not far from the beach, this area may be converted for nighttime dining and events. Our designs will be conforming in a hacienda style architecture. Another commercial building will be near the casitas and will have a centralized open courtyard.
The “Holistic Health Center ” This 10,000 sq. ft. center will include specialists in most of the different fields of Natural Medicine such as: Iridology, Naturopathy, Homeopathy, Acupuncture (all phases), Chiropractic, Reflexology, Aromatherapy, Ayurveda, Massage (all styles), Kirlian Diagnosis, Natural Nutritionists, Neural Therapy, Magneto-therapy, Reiki, Chelation, and more. The center will also offer check-ups including blood sample read-outs by doctors and holistic practices.
Aside from the different therapies, there will also be ongoing classes and groups of Yoga, Tai Chi, dance, Feng Shui, nutrition, massage therapies, meditations, physical fitness programs, self-improvement, sustainable development, spiritual workshops, permaculture, seminars, dances, shows, detoxification and colonic cleansing, etc, and many others that may fit in.
Outdoor recreation
Playa Verde is an adventure themed eco-resort. Outdoor activities include: Trekking, hiking, camping, desert beaches, canyon & mountain climbing, glass boats, parachuting, spelunking, rappelling, mountain biking, hang-gliders, delta wings, ultra-lights, hot air balloons, sport fishing, bird watching, horseback riding. Nature tours such as: ornithology, archeology, geology, and more.
Dolphin Center - therapeutic swimming program with dolphins, diving for your own pearl program, snorkeling , panga excursions, scuba diving, wind surfing and sailing (all sizes), kayaking, aquatic tours, underwater in electric submarines, whale, fin backs, pilots, orcas, and sea lion watching, island camping, sport fishing (catch and release program), and any others that may fit in.
The resort will also feature a harbor for incoming and outgoing boats and an underwater program.
Playa Verde will be a well planned and integrated community - planned ecologically and dedicated to “Healthy Living Concepts”. It will be an all-inclusive Adventure Resort that will offer a multiple variety of activities on land, water and air. It will have a “Holistic Health Center ” where people can be treated, cured, or simply cleaned out . It will feature all natural health foods and drinks versus junk food and beverages.
Playa Verde is located in an ideal part of Baja. Combining this with the corporate structure we plan to employ, which will help stimulate local economies, Playa Verde is sure to be a success. We employ the principles of “Give and you shall receive”. We want Playa Verde to be a home for all who have the ambition to venture to our shores.
We believe this will promote good relations and a faithful following that will virally bring interested parties to our eco-resort.
This is not a "new" innovation. Successful eco-resorts have flourished world-wide. In 1976 Maho Bay opened up in the north side of St. John in the U.S. Virgin Islands. To this day Maho Bay has a family of faithful guests who frequently return to stay at the resort yearly. Over 20 other resorts and Eco-Resorts thrive in Baja to this day as travelers continue to flood the area.

AAC Attributes

AAC is lightweight, about a fifth the weight of concrete (it will float on water).

AAC can be engineered for earthquake and tornado regions and in hurricane-prone areas where it can withstand severe wind loads from storms.

AAC works a lot like wood. It can be cut, drilled, shaped, and sanded with hand or power tools. Electric chases are easily sawn or routed in. A variety of fasteners are available to meet pull and shear requirements.

AAC is non-combustible with a UL fire rating of 4 hours for a 4-inch, non-load bearing wall. Also, when exposed to fire, AAC gives off no toxic gases. Given the current concern over wild fires in the South West, AAC can be an important choice for the building shell of a home.

AAC has unique thermal properties because of its cellular structure. It combines high heat loss resistance for a masonry material with excellent thermal inertia, resulting in an overall 'mass enhanced R-value'. AAC is renowned for its energy efficiency and gentle thermal motion in hot or cold climates, especially in areas that experience large day-night temperature swings.

AAC has exceptional sound absorbing characteristics. Because the material has a porous structure containing 60-70% air, it performs as an acoustic insulator to reduce sound transmission.

AAC is impervious to termites and boring insects and will not rot or decay.

AAC provides a vapor permeable, breathable wall system.

The manufacturing of AAC materials is a pollution-free process that makes the best use of a minimum amount of energy and natural resources, resulting in a premier green building material.
La Paz has recently become an ideal place for retirement. Along with its marinas, a new set of developments are emerging due to its relative closeness to the USA (2 hours flight from Los Angeles), the mild weather, the services the city offers, and the relative peace found in this small city.
With the downturn in the world economy, Ecotourism has remained even steadier than other tourism.
Ecotourism has become one of the fastest-growing sectors of the tourism industry, growing annually by 10-15% worldwide (Miller, 2007).
Playa Verde will be developed with the latest state of the art technologies in solar and wind energy and water purification systems so that all energy and water production is generated within. With the latest self sustaining organic gardening systems available, in order to grow all of our own foods (or most at least).
It will be as environmentally clean as possible without pollution to air, land, or sea. The land features will be integrated into the urban guidelines with respectful restrictions relative to sizes and styles. The resort will also have state of the art ecological septic, natural ventilation, and building technologies and design. Playa Verde will also take advantage of the roof space as a garden and leisure center while creating an aesthetically beautiful resort. We plan to set ourselves aside from other resorts who claim to be green with a reusable packaging and amenities system, “strictly green businesses” policy, and a crowd targeted towards conscious capitalists. Aside from the Eco -Tourist Adventure Hotel/Motel with the Holistic Health Center, the workers residential areas will be built at the same time as all other facilities.
It should be noted that though Playa Verde will be earning profits, this will not be the only factor driving decision making. Playa Verde will consider the effect on the environment, or social effects, before making decisions.

Jim Burghorn also was a key component with Communication Machinery Corporation (CMC), high-speed, local area networking. Jim took this company from a start-up to $24.0M in annual sales in six years. Rockwell International was sold in 1988 for $40.0M.
Jim Burghorn will be a key strategist in the development and funding stages of this project. With the knowledge on how to structure large deals in a corporate setting, Jim will help this team to achieve our goals in a minimal time.
Together, our team will build Playa Verde into a world wide eco destination that will operate efficiently and at full capacity.
Location
Playa Verde will be located on the Bay of La Paz in Baja California Sur, Mexico. The property faces towards the Gulf of Cortez or California. The property consists of 1,700 hectares (around 4,000 acres) with 3 miles of beachfront facing the Bay of La Paz.
Some attractions of the area:
According to the WWF, the Gulf of California hosts 34 species of marine mammals, nearly 900 species of fishes, five species of marine turtles, 4 839 species of marine macro-invertebrates and 626 forms of macro algae. The Gulf is also home to about 530 bird species and serves as a stopover for birds migrating between North and South America.
California Gray Whales also use the area in their migratory travels. Swimming roughly 9,656 kilometers from the Bering Sea beginning in mid-October, they arrive at the warm lagoons of Baja California in December and January. The whales give birth to their young and remain in the lagoons until between February and May when the calves are strong enough to travel. There are three major whale breeding grounds in Baja: Laguna Ojo de Liebre, Laguna de San Ignacio and Bahia Magdalena.
La Paz (Spanish for "The Peace") is the capital city of the Mexican state of Baja California Sur and an important regional commercial center. The city had a 2005 census population of 189,176 persons, but its metropolitan population reaches roughly 200,000 persons because of surrounding towns like el Centenario, el Zacatal and San Pedro. Its surrounding municipality, which is the fourth-largest municipality in Mexico in geographical size, reported a population of 219,596 persons living on a land area of 20,275 km2 (7,828 sq mi).
Economy
La Paz's population has greatly increased from the 2000 census and now stands at approximately a quarter of a million people. This growth is largely because the city enjoys one of the highest standards of living and quality of life in Mexico, with average wages in the range of $27 USD per day, whereas minimum wages in the country overall stand at closer to $4.25 USD per day. Many of the poorer southern Mexican States' workers often have to work for half of that. For this reason, many migrate to La Paz, and other areas in Baja California Sur, to enjoy a better life without leaving the country and still be able to remit portions of their incomes to their families in their home states.

In 2008, there were over 922 million international tourist arrivals, with a growth of 1.9% as compared to 2007. An influx of 5 million people comes to Baja every year. (This doesn’t include caravans and cars that don’t rent hotels). Last year, Baja trumped this trend with 8 million. (That’s
125,000 people a week). As most of these people are flying into Cabo San Lucas, we plan to draw from the areas crowd and advertising.
Baja is also listed in the top 5 developing countries in world.
Our marketing will focus on these audiences:
Lohas consumers, those who offer CEU’s to licensed professionals who serve the Lohas market, those who market retreats, conferences, seminars to Lohas consumers, seminar leaders, conscious capitalists (including famous actors/actresses),travel agents and others who sell vacation, eco-tour and eco-adventure packages to Lohas consumers.

Lifestyles of Health and Sustainability (LOHAS)describes an estimated $209 billion U.S. marketplace for goods and services focused on health, the environment, social justice, personal development and sustainable living.
The consumers attracted to this market represent a sizable group in this country. Approximately 19% percent of the adults in the U.S., or 41 million people are currently considered Lohas consumers. This is based on surveys of the U.S. adult population estimated at 215 million.
Financial Needs and Use of Proceeds
Playa Verde has already invested 20 years and over $2,000,000 dollars into creating this dream.
Playa Verde is looking to aquire $41,000,000 from a private investor offering 35% of profits of the resort to the investor in return for full funding. We are also able to acquire traditional funding backed by the land at a low interest rate.
The company is offering a payback of 35% of profits at projects end to the investor. Our payback period is estimated to be between 3 and 6 years.
Investing in a growing industry such as the Eco-Resort Industry is a great opportunity to come in on the ground floor of a start-up company that growth is imminent.
